Is the sidewalk to the north of the building flush with parking or is there a curb transition? If no curb transition, wheel stops might be needed for the spaces that front the sidewalk along the building to preserve the accessible path of travel along the sidewalk from potential vehicle overhang. 11/18/2019 12:00:50 PM

Please review the lighting plan with the landscape plan to ensure there are no tree/light conflicts. There appear to be trees in close proximity to light poles. The trees are required to be on planting islands so the lighting plan may need to be revised to move light poles to the exterior edges of parking lot. Note to avoid conflicts there should be 15-20 feet between each light pole and tree center. We want to avoid a situation where trees must be pruned in an unsightly manner or removed in the future due to shading out site lighting. 11/1/2019 2:34:57 PM

Landscape Plans -

Ensure that parking lot islands are at least the size of a parking space. The LDC requires one island per 14 spaces (125 spaces = 9 islands) and the islands should be the size of a parking space. Some of the islands proposed appear smaller than required.

The inset on the landscape plan that shows the landscape along 24 still shows the proposed landscape in close proximity to the overhead power lines. This was pointed out by the power company as an issue. You need to shift the roadway landscape up the hill and away from the power lines.

Check internal landscaping calculations: 149 AC site x 0.05% = 7.45AC (324,522 SF)

Indicate the SF of internal landscape provided. You listed the trees but there is also a SF requirement and that is not listed in the landscape calculations.

Show proposed parking lot pole light fixtures on the landscape plan to alleviate tree/light conflicts.

Please revise the note 2 to read: "Landscape architect reserves the right to field adjust all plant material. El Paso County shall review all proposed changes for consistency with the Land Development Code requirements for plant material."

We require a notarized mineral rights certification with site plan submittals. This should have been on the original submittal request, I apologize for that but have included the requirement for this submittal cycle. Usually the title commitment references mineral rights in Schedule B which makes it easy to determine the mineral rights owner. I did not see reference on the Title Commitment so you might have to dig a little deeper or inquire with that title insurer to find out why it was not included. - Indicate their proposed use. Temporary use is not descriptive enough and could encompass a variety of different uses.

1. The property just below 83054-00-016 is listed in the El Paso County Assessors database as Green Mountain Falls but 83000-00-004, 83000-00-020 and 83054-00-016 are all El Paso County. The zip code for the area maybe in Green Mountain Falls but Enumerations with Regional Building department is the reviewing authority.
2. Label all existing structure addresses on site and their uses. The same address looks to be in use for a lot of the structures on site, we would like to make this clear and separate the church address from the Brock Hurst Boys Ranch. Are the remaining buildings still being used temporarily for this use?
