1. An illegal division of land was created when a portion of Lot 1 was severed and placed in separate ownership. This action, if approved, will legalize the division of land. Tract "A" was designated as a recreation area on the plat. If the proposed use of Tract "A" is not to change, this application could be processed as a plat amendment. If the use is to change and Tract "A" is to be a developable lot in the future, the BoCC must approve the action. Additionally, if the proposed use of the Tract differs from what was approved in the PUD, a PUD amendment or rezone will be required (PUD04011).

2. The CSU letter does not describe both parcels included in this action. Please submit a revised letter.

3. It has been determined that a 1041 permit is required per an administrative determination completed on 5/16/19.

4. The water/sanitation letters do not indicate the water/waste they have committed to. Please revise. If new lots are being created (vs. it remaining a tract) you will need to supply water and sanitation reports.

STANDARD ENUMERATIONS COMMENTS-FINAL PLAT:

1. Enumerations will review the mylar prior to plat for address placement, street names and title block.

2. $10.00 per lot & tract platting fee will be due at the time of the review of the mylar (2 addresses per lot & tract). If an address is not needed on a tract then no fee applies. Check should be made out to PIKES PEAK REGIONAL BUILDING DEPARTMENT or PPRBD. Paid directly to the Enumerations Department. *In this case no fees are due. *

3. A copy of the final recorded plat is required prior to plan submittal for RESIDENTIAL. A copy of the final recorded plat is required prior to approval in the Enumerations department on any COMMERCIAL plan submittal. Amy@pprbd.org
