1. An illegal division of land was created when a portion of Lot 1 was severed and placed in separate ownership. This action, if approved, will legalize the division of land. Tract "A" was designated as a recreation area on the plat. If the proposed use of Tract "A" is not to change, this application could be processed as a plat amendment. If the use is to change and Tract "A" is to be a developable lot in the future, the BoCC must approve the action. Additionally, if the proposed use of the Tract differs from what was approved in the PUD, a PUD amendment or rezone will be required (PUD04011). 2. The CSU letter does not describe both parcels included in this action. Please submit a revised letter. 3. It has been determined that a 1041 permit is required per an administrative determination completed on 5/16/19. 4. The water/sanitation letters do not indicate the water/waste they have committed to. Please revise. If new lots are being created (vs. it remaining a tract) you will need to supply water and sanitation reports. |
