1. The property is zoned RR-5 (Residential Rural), which does not allow for a recreational vehicle park as a permitted use. The use was initiated prior to this portion of the County being zoned. The recreational vehicle park is considered legal-nonconforming. Section 5.6.4.B states, “A nonconforming use of land shall not be extended or enlarged; provided, however, an extension or enlargement may be approved as a Variance of Use. Where the use is a special use in the zoning district, a special use permit shall be obtained for an extension or enlargement of the use.” An increase in the number of available spaces within the Recreational Vehicle Park constitutes an expansion requiring variance of use approval. Approval of the lift station does not authorize the expansion of the recreational vehicle park.

2. Per comment above, please specifically add a comment to the LOI that states that you understand this approval does not allow for an expansion of the park.

3. Please add a full size plan that shows all property boundaries, easements, structures, and improvements.

Review 1: Project Manager to upload the attached stormwater permit applicability evaluation form as additional document.

Based on the attached evaluation form, the project is expected to disturb less than 1 acre of land and is therefore not an applicable construction activity and therefore an ESQCP permit is not required. Temporary erosion control measures must still be implemented.

The applicant has obtained a work in the ROW permit with public works (Permit #: 35239)

Regarding a request for approval of a site development plan for a lift station for Falcon Meadows Campground, Enumerations has the following comments:

1. Is this lift station will require a separate electric service and meter, then the applicant should contact Enumerations to establish this address prior to submitting plans for the new service. If this lift station is fed from an existing electric service connected with the campground buildings, then no new address is needed and plans for the service to the station should be submitted using the campground address.


Floodplain has no comment or objection.
