1. A what point in the process of constructing the Sterling Ranch waste water line & system will the streets Marksheffell Road & Cowpoke Road be built out for direct access?
2. If Marksheffell Road & Cowpoke Road will not be built out right away the address will be assigned from Vollmer Road and be required an official address change once the access roads were built. If this is the case show the preliminary access to the site so that an address can be assigned.
3. STANDARD ENUMERATIONS COMMENTS-FINAL PLAT:

1. Enumerations will review the mylar prior to plat for address placement, street names and title block.

2. $10.00 per lot & tract platting fee will be due at the time of the review of the mylar (2 addresses per lot & tract). If an address is not needed on a tract then no fee applies. Check should be made out to PIKES PEAK REGIONAL BUILDING DEPARTMENT or PPRBD. Paid directly to the Enumerations Department.

3. A copy of the final recorded plat is required prior to plan submittal for RESIDENTIAL. A copy of the final recorded plat is required prior to approval in the Enumerations department on any COMMERCIAL plan submittal. Amy@pprbd.org or Brent@pprbd.org

Legal should also have a description (separate page -ok) for the lift station parcel.
Please verify all owners of the land are listed on sheet one of the site dev plan; application, and LOI and are prepared to sign the plan set.

Staff can not find a site dev plan approval for the lift station. Please include this with this review. The lift station will be constructed with this CSU line, and then may also serve the east west lines. Comments reflect the need for the approval. Sample approved file for a lift station EDARP PPR146- approved lift station ; PPR1918 In review
The Easement is not signed and recorded- please do so.
