Repeat Comment: The Soils and Geology report was prepared in 2018. We have since revised the report requirements in the Land Development Code Section 8.4.9 so the report should either comply with those new requirements or you should submit a request letter with justification for why the previously submitted report will suffice pursuant to LDC Section 8.4.9 (A)(2): Previously Submitted.

"Where a geology and soils report has been completed and reviewed at an earlier stage of the subdivision review process, a new report may not be required if in the determination of the PCD Director the existing report provides the level of site specific detail necessary to review the subdivision application, and the recommendations of the report and Colorado Geological Survey have been followed in the preparation of the preliminary plan."

1. Thank you for the response regarding the Detention Maintenance Agreement. It is difficult to determine, however, which if any of the documents uploaded contain the applicant's most recent draft. Please take the Word document uploaded by the County Attorney's Office on February 5, accept those changes that are acceptable, reject those that are not and suggest an alternative if appropriate, then upload that most recent draft in Word for ease of editing. Please make sure all exhibits are attached.
2. As stated in the Feb. 5 comment, this plat must include all of Tract C. Please correct the plat drawings, legal descriptions, and any other necessary documents to reflect this change.

The site is relatively flat, is not undermined, and is not exposed to any geologic hazards or unusual geotechnical constraints that would preclude the proposed increase in density. Regarding a request for approval of a final plat for Claremont Business Park 1A-Lot 2- Filing No. 1, Enumerations has the following comments:

1. Proposed Lot 2 does not show an address. The address of 1491 Woolsey Heights was assigned to the building currently under construction in this location and this is the address that should appear on the plat for this lot.
2. Enumerations will review the mylar prior to recording for title block, street names, addressing and floodplain statement. No Enumerations fee will be due since all addresses are existing.


Floodplain has no comment.
