PLEASE NOTE: THESE PLANS DO NOT REFLECT THE CORRECT CIG RIGHT OF WAY. THERE ARE TWO SEPERATE PIPELINES AND EACH RIGHT OF WAY WIDTH IS 50 FEET.

The Site Development Plan was reviewed by a CIG engineer and there are no impacts to the CIG Right Of Way.


During Construction:
1. No staging of material or equipment on the CIG right of way.
2. No parking of any type of vehicle over the CIG right of way.
3. The depth of cover over the CIG right of way shall not be reduced nor drainage altered.
4. Planting of trees or shrubs is not permitted in the CIG right of way.
5. Irrigation equipment i.e. backflow devices, meters, valves, valve boxes, etc. shall not be in the CIG right of way.
6. No power poles, light standards, etc., shall be installed in CIG right of way.
7. Follow all state of Colorado One-Call requirements. A CIG will locate and mark the pipelines as needed.

-Drainage Report

-Please submit a soil/geotechnical report with the pond embankment recommendations. Per Chapter 11, section 11.3.3 of the El Paso County Drainage Criteria Manual a geotechnical analysis and report with recommendations for the foundation preparation and embankment construction shall be submitted with the complete design analysis for all permanent detention facilities. The GEC plan references a report by RMG. Please submit this report.

Provided the few comments on the drainage report are resolved and a soil/geotechnical report with the above information is provided, signed engineering documents may be submitted for approval by the ECM administrator.

• Grading and Erosion Control Plans
o General note:
? There are 2-20” high-pressure natural gas pipelines within the project area. Each pipeline is within a 50’ easement.
? Both easements must be shown on plans
? CIG must have 24/7 access to the pipelines. How does the owner plan to provide this?
o Sheet 3
? VTC off of Tamlin Rd must be moved off of the CIG easement.
? No overnight/long-term parking or storage is permitted within the CIG easements.
? Gas detection units (sniffer) are required in pavement over the gas pipelines. Attached are the typical drawing for installation and a brochure for procurement.
? Any fence post installed during construction must be a minimum of 5’ from either side of each 20” natural gas pipeline.
• Site Plan
o Monument sign must be completely off of the CIG easement.
o No fence posts will be installed within 5’ of either CIG pipeline.
o No light posts are permitted inside the CIG easement. If there are plans to run conduit across the CIG easement for lighting, plans must be submitted to CIG and approved before construction.
• Landscape Plan
o No trees or large shrubs are permitted within the CIG easements.
o No irrigation, except for drip lines, will be permitted within the CIG easement.

If the contractor plans to cross the CIG pipelines with heavy equipment, a list of the equipment, to include make model, and operating weight will need to be provided to CIG prior to any crossing. The crossing location needs to be identified and the depth of each pipeline will need to be potholed by hydrovac or hand digging. A CO 811 ticket needs to be submitted prior to construction. All ground disturbance within the CIG easements will require a CIG representative be present, including potholing.

1. Even though there don’t appear to be any structures which would require a building permit shown on this plan, for purposes of emergency response and utility billing, an address should be established for this parcel. Enumerations has assigned the address of 5080 Tamlin Rd. to this parcel.
