Previous comments on the channel improvements letter have yet to be addressed. Per conversation with the design engineer, the channel improvements will be updated once direction/comments from USACOE are provided. We reserve the right to make additional comments on the revised channel improvement document that will be submitted. We are discussing with staff if there is a possibility of moving the plat application forward with the channel improvements provided with the site development plan. You will be informed of a decision.

A condition of Approval will be added to this development in regards to the signalization of Galley Rd/Paonia St. It is anticipated that escrow would be required at the final plat stage. You will be notified of any additional requirements that may be needed in regards to the signal improvements at this intersection.

Please add the PCD file No. PPR2047 & SF2032 to all engineering documents that are part of both the final plat and site development plan application.

The engineering documents submitted with this application would be approved with the final plat application. Initial comments have been provided at this stage. Further review and additional comments on the engineering documents should be expected with the final plat application.

Please note that DPW stormwater engineers may be providing comments on the engineering documents with the final plat application.

Note: the applicant is currently working with the USACOE for waters of the state and permitting.

Specify on plans that water and sanitary sewer systems will be private and not maintained by Cherokee Metropolitan District.

Preliminary approval of Plot Plan and Water and Sanitary Sewer systems. Provide details of waterline and sanitary sewer design: materials, depth of burial, location of valves, service connection details, crossing details, sanitary sewer slope, manhole details, etc. Add note that copper piping is not to be used except for the meter location.

The Solace of Colorado Springs SDP development is included in Cherokee Metro District's service area and Cherokee has adequate water and wastewater treatment capacity to serve this customer.

Under Note No. 10, remove Avigation Easement note "All property within this subdivision is subject to an avigation easement as recorded in Book 2478 at Page 304, of the records of the El Paso County Clerk and Recorder" since this has been confirmed to not be the correct recording.

An avigation easement is requested or provide proof of previous recording (book/page or reception number).

An avigation easement will need to be prepared and recorded going through the process adopted by Colorado Springs

Buildable lots two and one half (2½) acres and larger, are required to have the 100-year floodplain contained in a drainage easement dedicated by plat in the name of the governing body with the restrictions of “No Build” and “No Storage of any Materials”;

The Federal Aviation Administration, Denver Airports District Office (FAA) appreciates the opportunity to comment on the agency referral for the "Solace of Colorado Springs" proposed development.

Residents inside the proposed Solace of Colorado Springs Development will be subjected to ongoing aircraft noise and overflights of aircraft at low altitude, as aircraft approach and depart the airport. As a consequence of these aircraft overflights, residents would be exposed to considerable noise impacts.

Proposed residential development (such as this) so close to the airport may be not be compatible with airport operations, and is not supported by the FAA.

Regarding a request for approval of a development plan for Solace of Colorado Springs, Enumerations has the following comments:

1. When submitting a copy of this development for addressing after this development plan is approved, please include both phases so that a comprehensive addressing plan can be created. When submitting, please include the locations of any structures such as garages, carports, etc, that will require separate addresses and permits.
2. Addresses for each structure will be assigned from the internal private streets.
