“Recommend to the Planning Commission and Board of County Commissioners that approval of Creekside at Lorson Ranch Filing No. 1 Final Plat include the following conditions: (1) show the non-County trails within Tracts A, B, and D on the final plat drawings; (2) Require fees in lieu of land for regional park purposes in the amount of $107,160 and urban fees in the amount of $67,680. A park lands agreement may be an acceptable alternative to urban park fees provided the agreement is approved by the County and executed prior to recording the final plat.”

Same comments that I have made the last two submittals-Need a 100 scale copy of the entire filing on one sheet of paper to address the area.

STANDARD ENUMERATIONS COMMENTS-DEVELOPMENT PLAN:

1. For assignment of addressing for lots and tracts, place (xxx) where they are intended to be utilized. Lot marker placement to be front door.

2. Provide a 100 scale copy or larger of the entire APPROVED development to this department so that addressing can be assigned. Once received, the DP will be placed on a list to be addressed.

3. An email from El Paso/Teller County 9-1-1 Authority, reserving the street name is required to be emailed to the Enumerations department. Amy@pprbd.org or Brent@pprbd.org

STANDARD ENUMERATIONS COMMENTS-FINAL PLAT:

1. Enumerations will review the mylar prior to plat for address placement, street names and title block.

2. $10.00 per lot & tract platting fee will be due at the time of the review of the mylar (2 addresses per lot & tract). If an address is not needed on a tract then no fee applies. Check should be made out to PIKES PEAK REGIONAL BUILDING DEPARTMENT or PPRBD. Paid directly to the Enumerations Department.

3. A copy of the final recorded plat is required prior to plan submittal for RESIDENTIAL. A copy of the final recorded plat is required prior to approval in the Enumerations department on any COMMERCIAL plan submittal. Amy@pprbd.org or Brent@pprbd.org

FMIC, the developer of the Creekside development project, and the Lorson Ranch Metro District entered into an Agreement dated February 21, 2019 and recorded on March 6, 2019 addressing the existing FMIC exclusive easement that crosses this proposed Creekside development project (copy of this recorded Agreement attached for your review and records). This Agreement protects the exclusive rights of FMIC within this easement; the existing 48" diameter siphon pipe located within this easement; and provided the applicant the right to cross this exclusive easement with utilities for this development project with limitations acceptable to FMIC.

FMIC has reviewed the proposed street and utility design plans, namely water, sanitary sewer and storm sewer plans and has submitted a letter to Core Engineering referencing this review (copy of this review letter dated April 30, 2019 attached for files). FMIC has reviewed the grading plans and has noted little to minimal grading affecting their existing exclusive easement. FMIC takes no further exception to the proposed Creekside @ Lorson Ranch project.
