At this point to finish out the project we require the following: - Mylars reflecting the corrections requested in this round of review. If you want to upload these prior to printing hard copies for signature so we can verify corrections, I will send you a submittal request. - upload an updated title commitment for each parcel. Since you did this at the beginning, having the title company add an endorsement with the current date is sufficient. - certification statements for each parcel showing zero tax balance - If there are liens (mortgages) for either lot, a ratification of plat for lien holders shall be provided for each lot with a lien. See attached for acceptable format. - $13 recordation fee for each page of mylars - Prior to submitting hard copies of mylars, they should be taken to Enumerations for signoff at Pike's Peak Regional Building Department. |

Final Plat Drawing: If you add the total SF for two existing lots together it equals 217,937 SF. As re-platted, the total is 217,832 SF. Where did the rest of the SF go? Combined lot area for both lots should be unchanged. The original plat reflects Lot 25 as 2.502 acres and Lot 26 as 2.501 acres. Per LDC Section 7.2.5(C)(3)(c), when adjusting the common lot line between two lots, the original lot numbers followed by the letter "A" shall be used to number the new lots. In this case, the replat should reflect lots 25A and 26A rather than lots 1 and 2. The south property line for Lot 26 (adjacent to Trumpeters Court) does not have a bearing or dimension. Please revise. The format of this plat amendment should be such that would fit on a full sized Mylar sheet rather than sized to be a small 8.5 x 11 exhibit. Everything should be on the same page and all notes from the original plat should be included as well. Provide a dimension between the well head and the property line to demonstrate it is located outside of the easement. Some of the distances and bearings for lines and curves that are proposed to remain unchanged vary from the plat document 12603, the "as platted" drawing you have provided, and the "as replatted" drawings. Please clarify these discrepancies. Note #2 indicates a commitment for title insurance was not provided. The applicants provided title commitments as part of their submittal to us. You should be able to obtain a copy from them if you require it. Per LDC Section 7.2.5(A)(6), replat names shall be consistent with the name of the original plat filing unless the land includes more than one plat name, and characterized by an alphabetic descriptor after the filing number, and shall reflect consistency with the order of the original filing. Therefore, Galer Subdivision cannot be the name of this plat amendment. Please revise. |
