Prior to approval and recordation of the final plat, we will need:

Original mylar drawings (Signed by all parties except t he planning director and approved by the enumerations department at Pike's Peak Regional Building)

Zero balance tax certificates for each parcel showing all property taxes are currently paid. https://treasurer.elpasoco.com/

Mortgage lien-holder ratification statements for each parcel that is currently mortgaged.

Final Plat - Owner's Certificate - Unless all four owners will be able to sign and notarize the final plat drawing at the same time, we recommend adding two owners certificates so each lot owner has a chance to sign and notarize separately.

Please see redlines on the final plat.

When you have the corrected mylars, please let us know. We can schedule meeting for plat recording on Wednesdays at 10:30. We just need to know when you have the revised drawings ready to bring in along with the other required items.

The title commitment reflects mineral rights have been severed. Therefore you need to update the mineral rights certification form to reflect there is a mineral rights owner.

You have to try to search for the owner or their heirs. If you cannot locate you will write a letter indicating the date of the deed and all efforts made to locate them or their heirs and upload that letter as a second sheet to the mineral rights certificate.

Regarding a request for approval of a final plat for Nagy/Stark, Enumerations has the following comments:

1. The addresses shown in the as-replatted section are correct. No addresses will change as a result of this replat.
2. Enumerations will review the mylar prior to recording as usual. No Enumerations fee will be due at the time of mylar review since all addresses are existing.


Floodplain has no comment.

1. Plat notes 8 & 9 are duplicative. Please delete one.
2. Please add a County signature block to the plat.
3. The Maintenance Agreements reference a drive easement on the Culwell plat. I do not find such an easement depicted on that plat. To correct this, I recommend the applicant amend the Maintenance Agreements to specifically grant an easement along the southerly __ ft. of Lot 1 of the Culwell subdivision, all other terms remaining the same, and re-record them. The recorded easement must then be depicted on this replat.
