STANDARD FINAL PLAT COMMENTS:
• Enumerations will review the mylar prior to plat for address placement, street names, and title block.
• A $10.00 per lot and tract platting fee will be due at the time of the review of the mylar, (two addresses per lot and tract). If an address is not needed on a tract then no fee applies. Check should be made out to PIKES PEAK REGIONAL BUILDING DEPARTMENT or PPRBD. Paid directly to the Enumerations Department. An additional over the phone transaction fee of $3.50 will apply for any credit card payment.
• A copy of the final recorded plat is required prior to approval in the Enumerations department on any COMMERCIAL plan submittal. Amy@pprbd.org; (Please email the Enumerations staff that reviewed your project)

*New standard comment*: All mylar reviews will be reviewed via “pdf”. The mylar will be stamped by Enumerations for accuracy and returned to the applicant and the planner. All payments to be mailed to RBD via a check or credit card payment over the phone. Plats should not be recorded prior to Enumerations receiving payment. If you would like an in person review, you will have to make an appointment on our website.

CODE Excerpt:
FEMA approved base flood elevation data and 100-year floodplain boundaries shall be provided and shown on plats
for subdivision proposals and other proposed developments that contain at least fifty lots or five (5) acres, whichever is less;
All buildable lots less than two and one half (2½) acres in size are required to be located entirely outside of the 100-year floodplain. Lands within the 100-year floodplain shall be established in a tract, and require that the owner maintain the tract. Buildable lots two and one half (2½) acres and larger, are required to have the 100-year floodplain contained in a drainage easement dedicated by plat in the name of the governing body with the restrictions of “No Build” and “No Storage of any Materials”

The Mancave Storage at Bentgrass Meadows Drive site is not exposed to any geologic hazards or unusual geotechnical constraints that would preclude the proposed commercial use and density. Two of the borings described in Entech's Soil, Geology, and Geologic Hazard Study, Latigo Business Center, Lots 1-3 (8/28/2002) and 7/7/2004 Addendum are located within the subject site, and Entech makes appropriate general site development recommendations. CGS agrees (page 13 of Entech's 8/28/2002 report) that a minimum setback of 20 feet should be maintained between buildings and the crest of the slopes along the drainage in the eastern portion of the lot. CGS has no objection to project approval, but recommends that the county require an updated geotechnical investigation based on current development plans, prior to building permit application. 1/27/2020 1:44:46 PM

Regarding a request for approval of a final plat for the DeYoung Subdivision, Enumerations has the following comments:

1. The address of 7635 Bent Grass Meadows Dr. was assigned for the proposed clubhouse on this parcel. That is the address that should be placed on the plat.
2. The storage buildings proposed for this site will use letter designators. The individual units in each building should use number designators. Since Enumerations does not see condominium plats, the applicant should coordinate the secondary addressing for the units with Enumerations before the condo plat is recorded to ensure that the assessors records match with ours.



Floodplain has the following comments:

1. Per Regional Building Code section RBC313.18.5, base flood elevations must be shown on the plat. In addition, the floodplain area must be contained within a dedicated drainage easement and labeled as a “no building, no storage of materials” area. Contact Floodplain Administrator Keith Curtis (keith@pprbd.org, 719-327-2898) with any questions or concerns regarding compliance with floodplain code.
