Repeat Comment: A site plan is required to establish the commercial use. If the property is not re-platted to remove those internal property lines, it is unclear how the commercial use will be able to meet setbacks at time of site plan if removal of the following condition is approved. "A vacation and replat creating appropriately sized commercial pad sites shall be approved by the Board of County Commissioners".

If more than 20% reduction in setbacks is requested BOA variance is required. BOA Variance application fee is $1037 with no guarantee of approval because hardship is required.

The application fee for the vacation and replat of the interior property lines is $1,737 and does not require hardship for approval.

Please clarify in the letter of intent how you plan to meet the setback requirements on the site plan if you continue with request to remove rezoning condition 1b.

This was to be required prior to establishment of the first commercial use so that any subsequent commercial uses permitted by zoning could be established via site plan.

Please indicate how the existing unapproved commercial use addresses restroom facilities for employees and/or customers.
