Engineering recommends that you add "zone A" within the parenthesis on note 10 where you state that no structures or fences are permitted within designated "Floodplain"...(i.e. change to "Floodplain zone A").

Regarding a request for approval of a subdivision exemption Colorado Springs Police Department Subdivision Exemption, Enumerations has no further comments.


Floodplain has the following comments:

1. The floodplain statement says that there is no FEMA identified floodplain area on this parcel. There is FEMA identified floodplain in the north-east corner of the lot. The floodplain statement needs to be updated to show that portions of this parcel are outside of the floodplain and that portions are located with FEMA A Zone floodplain areas. Contact Floodplain Administrator Keith Curtis (keith@pprbd.org, 719-327-2898) with any questions or concerns regarding compliance.

See attached redlines. Major comment is the exemption plat is for the 17.2 acre tract owned by the City of Colorado springs, not the remaining balance as it is already exempt being greater than 35 acres. Regarding a request for approval of a Subdivision Exemption for the City of Colorado Springs, Enumerations has the following comments:

1. Enumerations has no objections to the exemption, however, since these parcels are to be separate from the PPIR property, they should have addresses assigned. Proposed Parcel A has access from both Midway Ranch Rd. and Loren Ln. and an address can be assigned to this parcel based on where driveway access will be. Proposed Parcel B appears to be accessed through an access easement coming off of Loren Ln. and running down the west side of Parcel A. Since the distance to this parcel from Loren Ln. is over 2000 feet, the City should verify with El Paso/Teller 911 whether or not a street name for this access will be required. An address for this parcel can then be assigned accordingly.




Floodplain has the following comments:

1. There is a significant amount of floodplain area on these parcels. Any buildings which are to be erected on this site must comply with Regional Building Code section RBC313 (floodplain code). Contact Floodplain Administrator Keith Curtis (keith@pprbd.org , 719-327-2898) with any questions or concerns regarding compliance.
