FLOODPLAIN & ENUMERATIONS COMMENTS: 1. The El Paso County floodplain maps have updated since December 7, 2018. The new map series is āGā. The new effective date is December 7, 2018. Edit Floodplain statement. 2. Proposed lot 1 to retain the existing address 8190 Pico Road, new proposed lot 2 will be addressed as 8170 Pico Road. STANDARD ENUMERATIONS COMMENTS-FINAL PLAT: 1. Enumerations will review the mylar prior to plat for address placement, street names and title block. 2. $10.00 per lot & tract platting fee will be due at the time of the review of the mylar (2 addresses per lot & tract). If an address is not needed on a tract then no fee applies. Check should be made out to PIKES PEAK REGIONAL BUILDING DEPARTMENT or PPRBD. Paid directly to the Enumerations Department. The site (38.9774, -104.6749) does not contain any geologic hazards or unusual geotechnical constraints that would preclude the proposed 2-lot residential subdivision. The available referral documents include a Soil, Geology, Geologic Hazard report, 8190 Poco Road (Entech Engineering, Inc., July 25, 2019.) Entech's report contains a good description of surface and subsurface conditions based on the results of one test pit and laboratory testing, and makes appropriate recommendations regarding site development.
