Several comments from last review cycle were not addressed and/or need further action:

Landscape Comments:

1. A license agreement is required for the three hackberry proposed within the Amelia Street ROW. This license agreement should be obtained from El Paso County Public Works and a copy should be submitted with next review.

2. The scientific name for Russian Sage is Perovskia atriplicifolia rather than potentilla fruticose 'Gold Drop' . Please revise this in the Planting Schedule.

3. Please shift the proposed 6' tall ponderosa pine that is along the north property line southward so that it is proposed within the property lines for this project.

Site Plan Comments:

1. Provide bicycle parking per the requirements of LDC 6.2.5(F)(1-3).

2. Advisory Comment: In the area where the HC parking was revised to provide the 8' wide aisle, now that there is one way traffic, you might have enough space for head in parking rather than parallel. This could provide an opportunity to provide the HC parking and then pick up a couple additional regular spaces and it might be better organized than the parallel parking shown.

Elevations:

1. The South elevation still does not match the floorplan which shows a single door to the left of each overhead door/service bay. Revise for next submittal.

Lighting Plan:

1. Thanks for resolving the tree/light conflicts. Check the pole light fixture in the outside storage/loading area. On the landscape plan it appears near the edge of the storage area. On the lighting plan it is in the middle of the storage area which, if accurate, might cause circulation issues.

2. Check the light levels at the property line at the south entrance to the parking lot. They should not exceed 0.1 foot-candles at property line adjacent to public ROW.

Tree/Light Pole Conflicts:

The finger island south of the building shows both a proposed tree and a pole light. This is a conflict so the light needs to be relocated so the tree island can remain.

Check the distance between the light pole shown near the trash enclosure and the nearby tree that is proposed to ensure there is no conflict there.

Provide a detail for the waste handling area to demonstrate screening is sufficient per Section 6.2.2(G)(b) which indicates that refuse collection areas, including trash bins, shall be screened from view from adjacent properties and roads by an opaque wall or fence, architectural elements, dense evergreen plantings with a minimum planting height of 6 feet. Enclosure height shall be sufficient to screen the dumpsters or compactor within the enclosure.

Also, is there sufficient turning area in the location where the waste handling enclosure is located for servicing? I wasn't sure if the other fence and gate perpendicular would impact access?

The site development plan reflects outside loading/storage area. Per Section 5.2.37, Outside storage shall be enclosed and concealed by a solid fence or wall at least 6 feet in heights or any combination of berms, shrubs, trees, fencing or walls which will provided at maturity ad minimum of 6 feet of height and 100% opaque screening for the area utilized as outside storage.
