Fees as identified in the traffic memo will be due prior to issuance of building permit for the traffic improvements based on a propionate cost as referenced in the subdivisions development agreement. Staff would like a note added to the cover sheet of the plan set identifying the fee amount(s) and the improvement(s)- thank you. 10/30/2020 2:01:13 PM

- See FAE redlines (delete non-subdivision utility improvements)

- See photometric plan redlines provided with SF19001 comments (focus was on roundabout lighting).

- Details 2 and 3 on Sheet C1.2 of the Site Development Plan should be updated with the newly adopted details if it is desired to include them. A link to the the new ECM Chapter 6 and details can be provided by email upon request.

- Provide GEC Plan with all sheets PE-signed and stamped.

- Note: A license agreement for landscaping in the right-of-way will be required. A draft template can be provided upon request.

Note: Outstanding issues with the subdivision, including final CDs and LOMR need to be completed prior to approval of this SDP.

Regarding a request for approval of a site development plan within Falcon Marketplace, Enumerations has the following comments:

1. The drive aisle between Lots 4 & 5 is shown with the street name of Falcon Market Place. This is an unnamed drive aisle and the name should be removed.

Regarding a request for approval of a site development plan for King Soopers in Falcon Marketplace, Enumerations has the following comments:

1. The public street which runs through this development is Falcon Market Place. The development plan should be updated to show this street name.
2. The addressing for Falcon Marketplace in its currently proposed configuration has been established pending recording of the final plat. The address for Lot 2 is 7530 Falcon Market Pl. and the address for Lot 3 is 7595 Falcon Market Pl. These addresses should be used when submitting any building plans for review/permit.
3. Enumerations will not approve any building plans submitted for review/permit without a copy of the final recorded plat for Falcon Marketplace in our records

This site is covered in FEMA Zone A. The current floodplain permit for he site includes earthwork ONLY associated with the approved CLOMR. The LOMR that should follow the CLOMR once earthwork is complete will need to be "effective" prior to issuance of any building permits. Recent typical time frames for LOMR approval have been 12-18 months from time of submittal. Once a LOMR is approved there is an appeal period of 125 days before the LOMR is effective. 9/12/2019 8:33:07 AM
