Upload signed copies of the following documents for signature approval:
1. Grading and Erosion Control Plan (Reminder: Sign the engineer and developer signature block on the cover sheet. Each sheet of the GEC plan set must include the PE stamp with signature through the PE stamp and date of signature through the stamp.
2. Preliminary Drainage Report: Provide a clean version. The latest file have duplicate sheets for a total of 103 pages.
3. Traffic Memorandum: Sign the developer statement
4. PBMP Applicability Form: Sign the signature block on page 3
5. Predevelopment Grading Request Form: sign page 3 w/ notary public. Update the amount on item 5 to match the financial assurance estimate total construction financial assurance and update the date on page 3.


REMINDER FOR PLANNER/PM: Put a due date of 1 week for the resubmittal for final signature approval by the ECM Administrator.

1. We still propose that the addressing for these lots (lots 2-8) all have even numbering, 15632, 15634, 15636 etc. Since existing Lots 5 and 6 are both existing addresses and are even numbers 15630 (lot 5) and 15650 (lot 6), the remaining proposed addresses will be even since the existing Fox Creek Lane will be continuing North.
2. Since the addressing is unique in this area, we ask that a permanent sign be placed at the intersection of Terra Ridge Circle and Fox Creek Circle to show all addresses going north on Fox Creek Circle.

The Miles Subdivision site (39.0792, -104.6322) does not contain any geologic hazards or unusual geotechnical constraints that would preclude the proposed 7-lot residential subdivision. The available referral documents include a Geology and Soils Study with Wastewater Study (RMG Engineering, September 3, 2019, revised September 18, 2020). RMG’s report contains good descriptions of surface and subsurface conditions and makes appropriate recommendations regarding site development. Provided RMG’s recommendations are adhered to, CGS has no objection to approval of the preliminary plan.

In addition, we hope the lot owners will adopt full cutoff lighting for the exterior of their homes in respect for their neighbors, the community at large, and since the Air Force Academy Observatory is only 11 miles away. 1. Please provide a development plan without the contours and at a larger scale for addressing purposes.
2. FYI, typically when a street is addressed, the numbers jump from one lot to the next by the same amount. In this case the existing addresses to the south jump by 20. To address the proposed lots, the address numbers will not jump by the previously used sequence (20).
3. We also propose that the addressing for these lots all have even numbering 15632, 15634…etc. Since Lots 5 and 6 are both addressed as even number 15630 and 15650, the remaining proposed addresses will be even since the existing Fox Creek Lane will be continuing North.
4. What are the addresses for the existing structures (Barn and Residence) What is the structure to the North of Lots 5 and 6? Our GIS shows a structure on 5129300002 the assessors site shows the parcel as being vacant land. Is this accurate? If not clarified, this will affect the proposed addressing for these new lots.

STANDARD ENUMERATIONS COMMENTS – DEVELOPMENT PLAN
1. For assignment of addressing for lots and tracts, place an addressing marker (xxx) where they are intended to be utilized. Lot, placement to be front door.
2. Provide a 100 scale copy or larger of the entire APPROVED development to this department so that addressing can be assigned. Once received, the DP will be placed on a list to be addressed. Please send a copy with the contours removed.
3. An email from El Paso/Teller County 9-11 Authority needs to be emailed to the Enumerations department confirming the extended street name. Beckya@pprbd.org
