The site does not contain any geologic hazards or unusual geotechnical constraints that would preclude the proposed 2-lot residential subdivision. CGS therefore has no objection to approval.

The available referral documents include a Woodard Minor Subdivision Modified Geology & Soils Report (Jerome W. Hannigan and Associates, May 23, 2019.) This report contains a general description of site geology based on available mapping and NRCS soils survey data, which is typically valid for only the uppermost five feet below the ground surface. Once building locations have been identified and prior to building permit application, lot-specific geotechnical investigation consisting of drilling, sampling, lab testing and analysis will be needed to: characterize soil and bedrock engineering properties such as density, strength, water content, and swell/consolidation potential; determine depths to groundwater and bedrock; verify the feasibility of below-grade (basement) construction, if planned; and provide earthwork, foundation, floor system, surface and subsurface drainage, and pavement recommendations for design.

See redlines, the major issues are the tracts proposed. Tract B cannot create a non-conformity, the issue with the neighbor must be resolved prior to re-submittal. Tract A should also be resolved and can be conveyed to other property owner by deed. Lastly, there is an issue with Wells Fargo on the Title Commitment, this must be resolved or a letter authorizing the subdivision, and they may be subject to signing the final plat. 9/3/2019 9:22:03 AM

Regarding a request for approval of a final plat for the Woodard Subdivision, Enumerations has the following comments:

1. Per Regional Building Code, section RBC312.8 addresses must appear on plats. Submit a 100 scale copy of the plat to our office for addressing. Place an (xxxx) on all lots and tracts which will require an address, in the location the address will be needed. Once addressing is completed, the addresses will be returned so that they may be placed on the mylar prior to recording.
2. Prior to recording, Enumerations will review the mylar for addressing, title block, street names and floodplain statement. A fee of $10 per lot/tract addressed, payable to Pikes Peak Regional Building Department will be due at the time of mylar review.
3. Provide a copy of the final recorded plat to Enumerations. Approval of any plans submitted for this development will be pending receipt in our office of a copy of the final recorded plat.
4. Proposed Lot 2 will retain the use of the existing address of 6385 Vessey Rd. No Enumerations fee will be due for that lot at the time of mylar review.
