The subdivision covenants need to be beefed up and written in a more typical covenant style or form. I have attached two examples of covenants recorded for minor subdivisions without an HOA. The Beierle MS covenants pertain only to water rights and related issues. The Timber Ridge West MS covenants contain many other topics. Regarding a request for approval of a final plat for Loudermilk Subdivision, Enumerations has the following comments:

1. Per Regional Building Code section RBC312.8, addresses must appear on plats. The applicant should contact Enumerations prior to submitting the mylar for review to establish an address for Lot 2 to be placed on the mylar.

General Information for after approval:
to record, the applicant will need to bring in the mylar with all owners signatures and surveyor stamp, mylar needs to be stamped by enumerations, all fees, to include any drainage or bridge fees, park fees, or school fees, a zero balance certificate for Ad Valorem taxes, a new Title Commitment dated within 30 days, and the recording fees.

Regarding a request for approval of a final plat for Loudermilk Subdivision Filing No. 1, Enumerations has the following comments:

1. The current residence will retain the use of the current address of 17115 E. Goshawk Rd. The applicant should contact Enumerations to establish an address for proposed Lot 2 to be placed on the mylar prior to recording.
2. Enumerations will review the mylar prior to recording for addressing, title block, street name and floodplain statement. An Enumerations fee of $10 will be due at the time of mylar review for the new address assigned.
3. Provide a copy of the final recorded plat for our records. Enumerations will not approval any building plans submitted for review/permit without a copy of the final recorded plat in our records.

The site is not exposed to any geologic hazards or geotechnical constraints that would preclude the existing and proposed residential use and slight increase in density. The test pits described in RMG's 1/16/2019 Geology and Soils Report were excavated for characterizing the site's suitability for an onsite wastewater treatment system, and extended only eight feet below the ground surface. If a full-depth basement is planned, test pit data is not useful for foundation design. RMG provides appropriate preliminary recommendations for mitigating the site's potential development constraints, which include loose, low density, compressible sands, and expansive clay layers and lenses within the surficial soils and underlying Dawson formation. Provided RMG's recommendations are adhered to, including the page 17 and 19 recommendations for additional, structure-specific investigation and analysis for use in design of the new home's foundation, floor system, subsurface drainage, etc., CGS has no objection to approval of the two-lot subdivision as proposed. 3/26/2019 3:44:30 PM
