Planning comments have been addressed.

Prior to recording we will need:
-the recording fee+ any applicable impact fees
-tax valorem showing a zero balance
-title dated within 30 days
-any required agreements to be signed by all parties (SIA, pond agreement, etc)

The Mylar will need to be signed by all parties other than El Paso County and have the PPRBD stamp placed on it.

The 10 foot wide utility and drainage easement (front of proposed lot 5A) should be extended to include a 10 foot wide utility and drainage easement across the front of proposed lot 4A. Utility easements along side lot lines (minimum of 8 feet either side) should be provided. 2/19/2019 9:49:06 AM

Regarding a request for approval of a final plat for Oberle Vacation and Replat, Enumerations has the following comments:

1. The addressing for the existing homes will not change as a result of this replat. Enumerations will review the mylar as usual prior to recording. No Enumerations fee will be due at the time of mylar review since all addresses are existing.

Floodplain has the following comments:

1. New FEMA FIRM panels recently became effective for El Paso County. The floodplain statement should be updated to show the new information: panel number 08041C0276G with an effective date of December 7, 2018

The Oberle vacation and replat as proposed represents a reduction in density. The site does not contain steep slopes, nor is it exposed to identified geologic hazards that would preclude approval. Colorado Geological Survey therefore has no objection to approval of the replat as proposed. 1/7/2019 8:30:57 AM
