PUDSP- The tract notes with Maintenance responsibility to be with the District as " primary" are Tracts A, B and P not correct; you can have one note that includes 3 tracts (you have two notes now-missing tract P). Please correct Note. LS- I see the shrub substitute count was increased to the landscape setback table for the shrub substitutes; however, can you show me where the increase is on the actual plant detail table and drawing? I could not see the difference in the drawing from May to now. |

3/6/2020 Noted street name changing on plat drawing dated 01/15/2020 “BEARCAT LOOP” was original approved as a continuation, however after reviewing the latest plat drawing it is noted that it is a private road. While the contractor did change the suffix to one of the approved suffixes for private roads, this would lead to confusion when routing emergency services have a “BEARCAT LOOP” and a “BEARCAT Grove”. Request the contractor submit a new road name choice for the street called “BEARCAT” on this plat. “WHITE WOLF WAY” needs the suffix changed to one approved for private roads; Grove, Heights, Point, or View shall be reserved for private streets or right-of-way. BEARCAT GOVE- Not Acceptable street name already exists. WHITE WOLF WAY- Not Acceptable, However, “WHITE WOLF” will be added to the reserved street name list for this project. Regarding a request for approval of a development plan for Townhomes at Ponderosa North at Lorson Ranch, Enumerations has the following comments: 1. The sections shown in the title block on page P1 are incorrect. This project is in section 14. 2. The address placement and assignments mentioned in Note 4 under Streets and Parking on page P1 are not acceptable. Lots 1-40 will be addressed from Old Glory Dr. with the addresses posted on the front of the buildings only. Lots 41-68 will be addressed from the street currently shown as Bearcat Pt but which will receive a different name since Bearcat Pt. was not approved by 911 and will have the address posted on the rear only. Lots 69-90 will be addressed from Bearcat Loop and have the address posted on the rear only. Revise the note to show this information. 3. Once this development plan has been approved, provide a copy to Enumerations for addressing. Floodplain has the following comments: 1. The LOMR case shown on the floodplain statement can be removed since this information was incorporated into the new maps which became effective 12/07/18. Colorado Geological Survey has reviewed RMG's 11/7/2019 (revised 11/8/2019) Geology and Soils Study, Lots 1-90, Townhomes at Ponderosa North at Lorson Ranch, Filing No. 3. We have several comments: 1. RMG's description of the project location (page 4, section 1.1) is incorrect. The site is in Township 15 South, not 14. 2. All three of RMG's borings are labeled TB-1 on Figures 2 and 9. Based on site geology and RMG's borings and lab test results, the site is not anticipated to be problematic from a geotechnical, or foundation performance perspective. Provided RMG's recommendations are adhered to, and additional investigation, testing, and analysis are conducted for use in design of individual foundations, floor systems, subsurface drainage, pavements, etc, CGS has no objection to approval. |
