Your site plan is inaccurate and would result in the accessory structure requiring a board of adjustment hearing. The side yard setback in the RR-5 zoning district is 25 feet from all property lines, you have marked the northernmost structure as being 15 feet away which is a violation of the setback. Based on measurements using our aerial images, the structure is closer to 30 feet away from the northernmost property line. Comments on site plan: - The southernmost property line should be on the other side of the driveway. The driveway (ingress/egress easement) is located on the subject parcel. - Provide the dimensions of the property boundaries or provide a scale for the plan. Identify this line as the property boundary. -Show the ingress/egress easement boundary on the site plan as it is shown in Plat #6414 (attached) -Provide measurements lines showing which distance is from the structure to the closest property boundary. |

Engineering comments have been resolved on the Letter of Intent Engineer has the following comments for the site plan. Comments can also be found on the site plan which will be uploaded by the project manager. Show the following information on the site plan: -Property boundary lines and identify the line as property boundary. -Ingress/Egress Easement boundary(Plat #6414 attached in EDARP comment showing the boundary of the easement) and identify the line as the easement boundary. -The distance from each structure to the closest property line (combine the information from the first and second site plan submittals) A driveway access permit must be obtained for the existing access onto Peyton Highway. A permit was not found on file with Planning and Community Development. The permit application must be submitted at the front desk of Planning and Community Development. |
