Engineering has comments on the following documents: Drainage Report: -While the developed flow has been reduced to an acceptable level, the 50-year and 100-year storms are flowing over the spillway and not through the control structure. Additionally, the restrictor plate is only 0.5" above the invert of the outlet pipe, which is unacceptable. Please contact me to go over the design. 719-520-7951 Grading and Erosion Control Plan: -Show the spot elevation for the spillway at the top of the berm as 6212.57 (as shown in the details). Right now the elevation is 6212.00. -Show the location of the maintenance ramp for the pond and the material type of the ramp. -Provide a rundown for the pond from the swale inlet to the bottom of the pond and concrete trickle channel. -Based on the detail, the top of the berm is at elevation 6214. The grading plan contours show an inadequate berm width for the pond. Re-grade the embankment to provide a minimum top of embankment width of 12 feet per DCM Vol. 1, Section 11.3.3 Embankment Structures. Make sure to update all documents with any changes. The El Paso County MS4 Post-Construction water quality and detention form must be filled out and submitted. The State Non-Jurisdictional Water Impoundment Structures form must also be filled out and submitted to the state and upload a copy of what has been submitted. |

The spread sheet is showing red for the 5-, 10-, and 25-year storms. Reduce the developed flow rates so that you are releasing at or below the pre-developed rate. Traffic Study: -Identify the access location restriction by CDOT on Amelia Street -Identify what the level of service will be for the access locations (A, B, C?) It appears that the outstanding comments are minor. Submit all engineering documents with appropriate changes and signed for approval. It does not appear that an Stormwater Detention and Infiltration (SDI) worksheet has been submitted yet for the proposed full spectrum detention pond. Please fill out and submit the SDI worksheet with the engineering documents. |

Planning Comments, On the Final Plat Drawing; The "As Platted" drawing of the previous plat must be shown exactly as it is shown on the original plat (attached). The gas line has a quitclaim deed recorded at reception no.: 207099518. You can either depict the gas line easement in the "as platted" section of the new plat that states that it is gone via the aforementioned reception number, or you can depict the gas easement on the "as platted" section of the new plat and include a note that states - 20 foot gas easement is no longer in place via the aforementioned reception number. |

We visited the site on August 14, 2018, and have no objection to the proposed development. However, based on our site visit and review, we offer the following recommendations: Geologic Hazards. Entech identifies artificial fill, loose soils, a thin layer of expansive soils, and an on-site floodplain as geologic hazards that may affect the site. During our site visit, we observed silty sand soils at the surface and a large fill pile on the north side of the site. Entech suggests satisfactory mitigation techniques for all of the aforementioned geologic hazards. Specifically, the applicant should strictly adhere to Entech’s recommendations regarding artificial fill (Page 3), loose soils (Page 3) and expansive soils (Page 4). |

1. Per Regional Building Code, section RBC312.8 addresses must appear on plats. Submit a 100 scale copy of the plat to our office for addressing. Place an (xxxx) on all lots and tracts which will require an address, in the location the address will be needed. Once addressing is completed, the addresses will be returned so that they may be placed on the mylar prior to recording. 2. Prior to recording, Enumerations will review the mylar for addressing, title block, street names and floodplain statement. A fee of $10 per lot/tract addressed, payable to Pikes Peak Regional Building Department will be due at the time of mylar review. 3. Provide a copy of the final recorded plat to Enumerations. Approval of any plans submitted for this development will be pending receipt in our office of a copy of the final recorded plat. Floodplain has the following comments: 1. Proposed Lot 3 contains a small amount of FEMA identified floodplain are. It’s depiction on the plat appears to conform with Regional Building Code section RBC313 (floodplain code).
