The Lewis-Palmer Board of Education does wish to inform the El Paso County Planning Commission of the following:
Lewis-Palmer School District is nearing capacity at all schools in the district for grades K-8. The Ray Kilmer Elementary School, which will house the students from this subdivision, is projected to exceed its program capacity in the new few years. Lewis-Palmer Middle School is currently at its program capacity.
The school district is in the process of planning additional schools. As you know, such planning will result in a ballot issue, which must pass to allow for relief. Whereas the Board of Education’s role is to ensure all students in Lewis-Palmer School District receive a quality education, we must advise the Planning Commission that continued housing growth without additional schools will ultimately impact the quality education Lewis-Palmer School District is known for.

Currently there is a cluster box unit at 4808 Silver Nell Dr. The new Lots will need to be added to that location in a new cluster box unit. Once I receive the final plat with addresses, I can confirm what type of cluster box unit will be needed. 12/27/2018 2:45:12 PM

Enumerations/Floodplain has the following comments:

1. Once again; property owner located 61000-00-268 with address of 4555 Walker Road which sits between lot 14 & lots 12 will need to change their address with this proposed development. The access road needs to be named as well. An address change will be required at $50.00 fee. Enumerations will need to complete the address change in conjunction with the plat. Is there is another intent please notify this department. Clarify so that the plat does not get delayed.
2. Contact Enumerations for addresses to be placed on the plat.
3. An email from El Paso/Teller 9-1-1 is required approving the street name SETTLERS COURT & the private drive between lots 14 & 12.
4. The El Paso County Floodplain maps have been updated as of December 7, 2018. The new map series date is “G”. The new effective date is December 7, 2018. Edit the plat.

Dear Ms. Parsons,

The Colorado State Forest Service recommends that all forested acres be mitigated to reduce the risk of wildfire and that defensible space be created for each dwelling using the standards in “Protecting Your Home From Wildfire: Creating Wildfire-Defensible Zones“ FIRE 2012-1 located on the Colorado State Forest Service website.

http://csfs.colostate.edu/pdfs/FIRE2012_1_DspaceQuickGuide.pdf

In addition, I recommend that all wildfire mitigation be completed before or during dwelling construction.
