Provide the book and page numbers or recordation number on the exemption plat for the existing non-exclusive ingress/egress easement to the public Rock Creek Canyon Road. The El Paso County Planning and Community Development driveway access permit/waiver requirements state, "All parcels (in some cases each address) within unincorporated El Paso County require either a Driveway Access Permit or Waiver." Additionally, it states that, " A driveway access waiver will be issued to an applicant proposing access onto a road not platted as El Paso County right-of-way within unincorporated El Paso County subsequent to county confirmation." Since this parcel (1725 Rock Creek Canyon Road) is within unincorporated El Paso County accessing onto the private road section of Rock Creek Canyon, which is also in unincorporated El Paso County, a driveway access waiver must be obtained. The fee for the waiver is $104. Permit applications must be submitted to the front desk of Planning and Community Development. The address of the existing residence (1725 Rock Creek Canyon Rd.) will not change with this plat. If any addresses are needed for the newly created parcel, the developer should contact Enumerations prior to recording this exemption plat so that an address can be placed on the mylar. I have one question per the plat that you submitted and the comment came for are Land Base Service group if you need to clarify pleased contact Rick Brewster at 719-668- 8334 thanks Al 1.) In the title of the plat its not the City Of Colorado Springs and that would need to be changed. |
