Drainage report, FAEs (all 3) & TIS

Drainage report comments:
A. The fees need to be shown as 2019 fees, $18940 and $5559. Drainage and Bridge respectively.
B. There needs to be clearer justification why Filings 5, 6 & 7 drainage fees can be deferred (also referred to as credits used). It is certainly reasonable that the Filing 1 area (which now includes 1,2,3,4,5,6 & 7). Had more costs for facilities than fees*. However, providing a table and justification that rectifies these items needs to be provided.

*It is noted that the original Filing 1 (dated in January 2014), ( which included the area from Constitution to the RRoad embankment and Ackers) deferred all the fees and we have been continuing on with this practice until now. At that time there was an estimate that the construction costs ($2.4 million) far exceeded fees.

Financial Assurance Estimate
A. The Filing 6 FAE incorrectly lists the sidewalk as 5ā€ thick.

Provide a complete package for approvals/signatures.
Noted comments from the incomplete package submitted:
The drainage report needs completed and the last comments addressed.
The TIS needs revised so the signature sheet is located in the front of the report, and signed off by the owner/developer.
The FAE(s) need to have all sections completed. (The Section one (1) amount will be due at the preconstruction meeting).

Detention Maintenance Agreement for Fil. 5 says pond located in Tract in Fil. 6. No such Agreement provided for Fil. 6 and 7. Where is the drainage from those 2 filings going? Please address and resubmit.

Please identify the intersections for which you state escrow agreements are not needed due to the possibility of changes to the Road Impact Fee Program.

SIAs will be reviewed when the above issues are addressed and resubmitted.
