Review 3: Engineering comments for the following documents:

Drainage Report
-In the "Description of Property" revise the property size from 4.66 acres to the correct lot size.
-In the last paragraph, include that the Owner of Lot 3 is responsible for the maintenance of the pond.
-Provide a comparison of impervious area for the proposed development to the final drainage report, as discussed.

Grading and Erosion Control Plan
-100% of the Stormwater runoff must go to the existing EDB, or a deviation must be submitted. (as discussed in our meeting).
-Identify the bounds of the 100 year floodplain on site within the channel.
-Include the owner's name printed on the signature block

Engineering comments have been resolved on the following document:
-Letter of Intent
-Landscape Plan
-Site Plan
-ESQCP

Please see the attached checklist for the SWMP. The SWMP must be approved before the pre-construction meeting.

It appears that the remaining comments are minor. Submit the revised engineering documents signed for approval.

Regarding a request for approval of a development plan for Seeger Homes on Lot 3, Appaloosa Hwy 24 Sub, Enumerations has the following comments:

1. The address for this parcel will be determined by the Appaloosa Hwy 24 plat. This address should be used for all building plans submitted for review/permit. Enumerations will not approve any plans without a copy of the final recorded plat for this project in our records.


Floodplain has the following comments:

1. There is a small amount of FEMA identified floodplain located along the eastern edge of this development. The floodplain is contained in the concrete drainage channel. So, while it is unlikely that any structures will be built there or that any materials will be stored there, please be advised that if that should occur, compliance with Regional Building Code section RBC313 will be required.
