Thanks for addressing the landscape comments. Just a couple more items to get this plan finalized for approval:

I see that you revised the HC parking to provide the van accessible space on the site plan. The landscape plan still shows the old parking layout and all the sheets should match each other. Please revise.

Site plan: One bay of parking has 16' length stalls proposed. These should be labeled compact on the site plan and also on the landscape plan so all sheets match each other.

If parking is shown on other sheets, the layout should be consistent on all of them.

Landscape Plan:

Label the existing wood fence on the landscape plan and indicate the height of the fence.

LDC 6.2.2(G)(2)(h)(iii): Landscaping only fulfills one requirement. Landscaping necessary to fulfill one requirement shall not be counted in fulfilling a different landscape requirement.

LDC Section 6.2.2(E) Internal Landscaping: 5% of the total lot area shall be landscaped. A minimum of one tree is required for every 500 SF of required internal landscape area. Intent of internal landscape area is to provide relief from structures and hard surfaces through the use of plantings. Internal landscape shall be located accordance with the standards listed in LDC Section 6.2.2(E)(3)(b): Adjacent to building elevations which form the major public views of the building from adjacent roads and properties and to the users of the site; at all pedestrian entrances, within a plaza or courtyard between buildings or portions of buildings; in an area provided to separate building areas from parking areas; or in a similar location which substantially conforms to the purpose of the required internal landscape area. Label the areas and SF that you have counted toward internal landscaping on the plan.

LDC Section 6.2.2(D)(2): Buffers are required along a lot, parcel, or tract line on the non-residential use property between the non-residential use and the residential use on the adjacent property. The required buffer should be a minimum of 15 feet wide and there should be one tree in the buffer for each 25 foot of common lot, parcel, or tract line. A minimum of 1/3 of the trees shall be evergreen. The existing trees along the 15' adjacent to residential use can be counted toward this requirement but you may need to add additional trees to meet the required number and the evergreen requirement. Show the proposed trees on the plan and also provide the requirements on the landscape calculation table under "Landscape Buffer and Screens"

Site Development Plan: Ensure that ADA/Disabled Parking meets the dimensional standards from LDC Section 6.2.5(D)(2)(c). Specifically pedestrian access aisles for loading and unloading shall be a minimum of 5 feet wide and striped. At least one of every 8 required disabled parking spaces shall be designated "van accessible" and served by a pedestrian access aisle a minimum of 8 feet wide. 1. Add "PCD File No. PPR1921" at the bottom right of the site development plan sheet.
2. Identify the number of seats of the existing church in the letter of intent and site plan.
3. Per the Early Assistance meeting, a traffic memorandum is required. The traffic memo shall address the impact of the expansion on the adjacent road and provide recommendations. Contact the review engineer regarding the current number of seats. If the difference between existing and proposed number of seats is insignificant, the traffic memorandum may not be required.
