1,) There is an overhead electric line that runs west and east through the site that needs to be shown on plans.
2.) The easement to the east of the property can not be vacated there is a CSU 150 lb gas main and o/h electric that runs north and south.

1. The approved street names needs to be on the plat along with the addresses to the buildings.
2. STANDARD ENUMERATIONS COMMENTS-FINAL PLAT:

Enumerations will review the mylar prior to plat for address placement, street names and title block.

$10.00 per lot & tract platting fee will be due at the time of the review of the mylar (2 addresses per lot & tract). If an address is not needed on a tract then no fee applies. Check should be made out to PIKES PEAK REGIONAL BUILDING DEPARTMENT or PPRBD. Paid directly to the Enumerations Department.

A copy of the final recorded plat is required prior to plan submittal for RESIDENTIAL. A copy of the final recorded plat is required prior to approval in the Enumerations department on any COMMERCIAL plan submittal. Amy@pprbd.org or Brent@pprbd.org

1. The Detention Maintenance Agreement is incomplete. Please complete, filling in all blanks. Please also refer to the comments on the May 21, 2018 draft uploaded by the County Attorney's Office, as many of those proposed changes still apply.

2. The most recent version of the SIA is an old, outdated template and states that no public improvements are to be built. The FAE does not support this assertion. Please provide an SIA in accordance with the draft uploaded by the County Attorney's Office on May 21, 2018, correcting the owner and subdivision names.

The following will have to be confirmed prior to approving the final plat:

Need the square footage, construction type, height and number of floors to calculate fire flow, and number of fire hydrants required. Once this information is aquired the utility plans and final plat can be approved. Utility plan and fire hydrant locations to be approved before final plat is approved:

The following is for your information, Fire lanes will be approved on the building plans:
Fire Lanes and Access Widths are required to comply with Apendix D of the 2015 International Fire Code. Note: Aerial fire appuratus access is required.
Gates will be approved on the building plans:
D103.5 Fire apparatus access road gates. Gates securing the fire apparatus access roads shall comply with all of the following criteria:

1. Where a single gate is provided, the gate width shall be not less than 20 feet (6096 mm). Where a fire apparatus road consists of a divided roadway, the gate width shall be not less than16 feet.
2. Gates shall be of the swinging or sliding type.
3. Construction of gates shall be of materials that allow manual operation by one person.
4. Gate components shall be maintained in an operative condition at all times and replaced or repaired when defective.
5. Electric gates shall be equipped with a means of opening the gate by fire department personnel for emergency access. An OPTICOM or KNOX Emergency opening devices is required and shall be approved by the fire code official.
6. Methods of locking shall be submitted for approval by the fire code official. KNOX lock is required on manual gates.
7. Electric gate operators, where provided, shall be listed in accordance with UL 325.
8. Gates intended for automatic operation shall be designed, constructed and installed to comply with the requirements of ASTM F 2200.

D105.2 Width. Aerial fire apparatus access roads shall have a minimum unobstructed width of 26 feet (7925 mm), of improved surface per section D102, in the immediate vicinity of the building or portion thereof. (IFC)

Enumerations has the following comments:

1. Enumerations has not seen anything on this project since 2011. Please send the original development plan for re-review.
2. Was this area proposed to be addressed from Venetucci Blvd or Bob Johnson? Based on the addressing on the plat looks to be Venetucci. Enumerations does not have an address plan for all buildings. If this was received in 2011, please provide a copy. Will the street name Bob Johnson be annexed into the County, to be used interior for this County project? if this is the proposed direct access? Will the development be public or private? Contact El Paso/Teller 911 Authority for approval on street names. An email from this dept. is required.
3. Secondary address guideline for the units can be found on our be website. Please follow this guide when assigning the secondary addressing. Enumerations will review and approve. Email to Amy Vanderbeek amy@pprbd.org
4. How many building types will there be. Show each building type on DP and on the secondary addressing plan.

Floodplain has the following comment:
