General
1. If the request is approved, at the time of recording you will need to pay the recording fees and associated impact fees. You will need to provide:
-Title commitment dated within 30 days of the date of recording
-Zero Tax Certificate
-Mylar with all signatures and PPRBD Stamp
-EPC agreements associated with the subdivision, such as the SIA
Preliminary Plan
1. The preliminary plan was approved 9/24/13. Per Notation #2, if the final plat is not recorded within 2 years of the date of approval, the preliminary plan is expired unless an extension has been granted. No extension has been requested or granted. Prior to the final plat being heard, the BoCC must approve a reconsideration of the preliminary plan to allow for an extension (this may be on the same hearing date if you choose). A separate application for this request must be filed.
2. Per condition #5 of the preliminary plan, a floodplain certification letter is to be provided with every final plat. This certification was not uploaded as a separate document.
3. The final plat as submitted does not entirely match the preliminary plan. Along with the reconsideration, the application should include a request to amend the preliminary plan unless you choose to amend the final plat to match the preliminary plan.
4. There is not an approved preliminary drainage report on file. Please see engineering comments regarding the preliminary drainage report.

Enumerations has the following comments:
1. Standard final plat comments apply: ENUMERATIONS/FLOODPLAIN WILL REVIEW THE MYLAR PRIOR TO PLAT FOR ADDRESS PLACEMENT, ROAD NAMING, TITLE BLOCK, & FLOODPLAIN STATEMENT.

$10.00 PER LOT & TRACT FEE WILL BE DUE AT THE TIME OF THE REVIEW OF THE MYLAR. IF AN ADDRESS IS NOT NEEDED ON A TRACT THEN NO FEE APPLIES. CHECK SHOULD BE MADE OUT TO PIKES PEAK REGIONAL BUILDING DEPARTMENT. PAID DIRECTLY TO ENUMERATIONS DEPARTMENT.

A COPY OF THE FINAL RECORDED PLAT IS REQUIRED PRIOR TO PLAN SUBMITTAL FOR RESIDENTAL. A COPY OF THE FINAL RECORDED PLAT IS REQUIRED PRIOR TO APPROVAL IN ENUMERATIONS DEPARTMENT ON ANY
COMMERCIAL PLANS SUBMITTAL.
