The notes on the plat indicate the front lot line is being design with a five (5) foot Public Improvement Easement (PIE). MVEA will require that utilities also be listed in the PIE along with the additional ten (10) foot utility easement be adjacent to and on the lot side of the PIE in order to have clear right to access all lots within the proposed subdivision.

E911 Comments: Could not find the name for the Cul-De-Sac street off Settlers Ranch Rd, on the plat map. Old communications with Connie Chavez from 6/7/2013 indicate it should be label as:
"Soaring Vista Court"
If this is no longer the case, please contact E911 with the new proposed street name.

The Lewis-Palmer Board of Education does request cash in-lieu-of land funds from El Paso County in regards to this development.
In addition, the Board does wish to inform the El Paso County Planning Commission of the following:
Lewis-Palmer School District is nearing capacity at all schools in the district for grades K-8. The Ray Kilmer Elementary School, which will house the students from this subdivision, is projected to exceed its program capacity in the new few years. Lewis-Palmer Middle School is currently at its program capacity.
The school district is in the process of planning additional schools. As you know, such planning will result in a ballot issue, which must pass to allow for relief. Whereas the Board of Education’s role is to ensure all students in Lewis-Palmer School District receive a quality education, we must advise the Planning Commission that continued housing growth without additional schools will ultimately impact the quality education Lewis-Palmer School District is known for.

2. FINAL PLAN STAGE:
-ENUMERATIONS/FLOODPLAIN WILL REVIEW THE MYLAR PRIOR TO PLAT FOR ADDRESS PLACEMENT, ROAD NAMING, TITLE BLOCK, & FLOODPLAIN STATEMENT.

-$10.00 PER LOT & TRACT FEE WILL BE DUE AT THE TIME OF THE REVIEW OF THE MYLAR. IF AN ADDRESS IS NOT NEEDED ON A TRACT THEN NO FEE APPLIES. CHECK SHOULD BE MADE OUT TO PIKES PEAK REGIONAL BUILDING DEPARTMENT. PAID DIRECTLY TO ENUMERATIONS DEPARTMENT.
