1. The suffixes for Enclave Scenic and Ranch Gate STILL have not been corrected on the development plan. Update the suffixes for these streets as per Justin Annan’s request.

General
1. Please add PUDSP-18-003 to all associated documents.
2. Redlines will be uploaded following the completion of the engineering division review.
Informational
1. The PUDSP cannot be approved unless the revised sketch plan is approved.
2. Please ensure that the proposed product will fit on each lot.
3. Should the request be approved, final plat(s) will be required to create the proposed lots and tracts. The final plat(s) must be approved and recorded prior to construction of any structure.
4. The detention pond maintenance agreement must be recorded and referenced on the final plat(s).
5. Prior to scheduling the item for hearing, all engineering documents must be signed by the County Engineer.
6. The HOA documents must be recorded prior to the final plat(s) and referenced on the face of the plat.
7. A SIA will be required with the final plat for the public improvements.
8. Any soils mitigation measures required (ex: underdrains) should be identified as a note on the final plat.
Fire Protection Report
The report does not include anticipated response times as required per 6.3.3.B.1 of the LDC.
Mineral Certification
The mineral certification does not include if the rights were/were not severed.

Regarding a request for approval of a PUD development plan for The Enclave at Stonebridge at Meridian Ranch, Enumerations has the following comments:

1. It is unclear at this time whether or not this area will be developed in phases. Regardless, Enumerations would like to be provided a large format copy of the entire development so that addresses can be assigned in a correct and consistent manner throughout the development. Indicate all locations where an address will be required with (XXXX).
2. All road names have been approved. The suffix for Enclave Scenic and Ranch Gate should change per Justin Annan’s comments.
3. Enumerations will have more comments at the final plat stage.

Falcon Fire has reviewed the PUD for The Enclaves at Stonebridge in Meridian Ranch and has no objections to the proposed PUD. Falcon Fire has adopted the 2009 IFC with local amendments.
