1. You have chosen to add additional plat notes regarding the setback and height requirements. By placing these as plat restrictions you are limiting the future property owners ability to vary from the setback requirements by administrative relief or board of adjustment action. By making them plat restrictions the applicant would have to adjust the plat prior to submitting an application for administrative relief or board of adjustment approval. 1. If the request is approved the applicant must pay all impact fees at the time of recording the final plat. All required recording documents must be provided. The applicant must provide title commitment dated w/in 30 days, tax certificate, Mylar with all signatures and PPRBD stamp.
2. The applicant must provide collateral for the public improvements prior to the pre-construction meeting.
3. Please consider revising the LOI to specifically address all review criteria.
4. A conditional finding of sufficiency for water quality, quantity and dependability was made at the preliminary plan stage. You are not proposing to increase the number of lots beyond the initial approval.
5. Per condition #9 of the preliminary plan, you must escrow funds to CDOT for a new signal.
6. The fire protection report is illegible the way it was scanned in.
