The events exceed those customarily incidental to a recreation camp. Please consider reducing the number of attendees to similar to total number of people who may stay in the 3 cabins. For example, if each cabin can hold 6 guests overnight, the total number of people for the events would be 18. Consider reducing the number of events per year to similar to everyday of the weekend during the summer months. 10/2/2017 2:35:54 PM

1. The setbacks are still not shown on the site plan for the new structures. Please dimension all structures from the property line.
2. Should the director choose to approve the application without the septic this requirement will be a condition of approval. The well limits the total usage of the water, a flowmeter would be required.
3. Should there be any events onsite, they should be incidental to the principle use. Having 80 attendees on an ongoing basis constitutes a business event center, which requires a special use and a minimum of 5 acres. The events may be scaled down to a number of attendees that could feasibly stay in the three homes and we also suggest providing a maximum number of such events a year. This will make these events incidental to the principle use.

1. Should the request be approved, staff anticipates a condition of approval being requiring an updated well permit prior to site development plan approval.
2. Should the request be approved, a site development plan will be required.
3. The setbacks to the new structures are unknown, as they are not shown on the site plan.
4. In the letter of intent can you please put a maximum occupancy level for the small events you describe as well as the anticipated hours of operation?

Letter of Intent
1. If the request is approved, staff anticipates a condition of approval that the septic permit is updated to allow for 3 homes, or new permits are obtained to allow 3 septic systems.
2. The application indicates there will be 3 homes, but the verbage indicates that there will be 2 homes with 1 being converted into a shed. Please clarify.
3. You will be limited to whatever is included in the letter of intent and shown on the site plan. If you anticipate there being other associated uses to the rental of the homes you need to include it at this time in order to avoid another special use request in the future. Please specifically state that the homes will be rented out in their entirety and not room by room, like a B&B.

1. Where is 8737 Woodrow Ave? What is this structure being used for?
2. Since 8727 Woodrow Ave will now be used as a shed this address will move to the new cabin labeled as (D).
