1. The drainage letter is missing the StormCAD Analysis that was presented in the previous submittal. This is needed as the supporting analysis for the as-built section of the storm system and the reduced pipe sizes proposed. Upload the signed drainage letter with the missing Appendix Section.

Submit a Financial Assurance Estimate for the proposed changes.

If approved, revisions to the recorded plat is likely required.

The proposed amendment does not appear to be a comparable or superior design and from the approved construction plans in terms of safety/operations (open channel within private lots), or future maintenance cost. At this point Staff is not convinced this proposed change is in the best interest of the County. Staff and design engineer have scheduled a meeting on-site to evaluate and discuss further.

Review 3: HEC-RAS output files that were a part of the previous review are missing on this submittal. Include with the resubmittal for review.

The engineer provided the HEC-RAS model via email. Staff's conclusion is the model is not reflective of the proposed design. A meeting is recommended to go over the previous review 2 comments and come to a resolution on how to model the drainage system via HEC-RAS. The main issue for staff is that the cross sections should not overlap or extend into another reach's flow path or cross section. The second is that momentum instead of energy seems to be the appropriate steady flow computation used at the junction between the north and south ditch.
Because of the potential effects the above issue will have to the overall design the submitted plans and drainage report will be reviewed with the resubmittal.

Hello,

It appears as though there may have been some confusion about the last comments submitted.

Previously the drawings indicated a Blue Moon Ct running east/west between Passing Sky Dr and New Moon Ct.
Blue Moon is an existing street name in Colorado Springs, and cannot be used.

Blue Moon Ct was removed, but the new drawings now show New Moon Ct on two different road segments, one running north/south, the other running east/west.
New Moon Ct is an acceptable name, but only for one road segment.

Wolf Moon Ct is still available for this project, or we can look into another name if preferred.

3. The number of units on the subdivision summary does not match the number of the preliminary plan.
4. The soils report has identified some potentially hazardous areas that are not depicted on the plat.
5. The fire protection report includes redlines, please remove.
6. Engineering has not yet completed their review. Additional comments and redlines will follow.
7. A SIA draft must be submitted with the next submittal.
8. Engineering Comment Regarding TIS: Submit a TIS that is specific to the Springs at Waterview subdivision. a.
