I wish to highlight several critical safety issues regarding the new driveway proposal: ?Poor Visibility: The location is on a blind curve. ?Topography: The downslope road makes braking difficult during inclement weather. ?Environmental Factors: The orientation of the sun and trees prevents ice melt, leading to chronic black ice. ?Historical Data: We see vehicles lose control in this exact spot every year. Due to proposed location there is no safe way to add a active driveway |

As stated by others, my primary objection regards the compromise to safety and assumption of liability by the builder / developer / purchaser(s) of these parcels. There will inevitably be significant damage to vehicles and injury to occupants that is a direct result of installing any entrance at this most hazardous location. It is a blind curve, on a hill, that is among the last locations to experience melting of snow and ice from the road surfaces. This would be a monumentally poor decision to execute now or in the future. I suspect that this entrance, if constructed, would also wind up serving many more dwellings that those 5 presented as part of this development and trying to get this approved by such deception may be the ultimate goal. |

I strongly oppose a driveway or road in that area of Red Rock Ranch Dr…… l myself slid off that curve going SLOW, it is a very dangerous corner in the winter time ! I have now come across 11 accidents on that same curve ( just in the 10 yrs we have lived on El Rancho Way) . it is a blind corner & makes NO SENSE for a drive/roadway to be built there! Please consider our safety | |

I highly oppose a driveway or road in that area of Red Rock ranch road. As stated by everyone, it is a very dangerous corner in the winter time and even in the summertime it is a blind corner so the person coming out onto Red Rock ranch would be taking a chance every time he were to come out. There has to be a much better solution in a different area. | |

The proposed "driveway" is in a dangerous part of Red Rocks Ranch Road. It is downhill, has a blind curve and is often icy. Also the driveway is really another word for ROAD (which was denied a few years back). Remember that emergency vehicles must be able to access this area. | |

We oppose this driveway &/or road as this bend is always shaded & icy during winter months which has caused many accidents & cars to slide off the road into trees. This bend is also blind when exiting RRR. A driveway only leads to one home, sometimes two if it is a flag lot so clearly this developer is bending the law & is not trustworthy. |

I am opposing an access point from Red Rocks Ranch Drive. Is this really a street and not a driveway since it serves multiple home? Does the site meet the requirements for a street? Also, this is dangerous curvre in winter where people tend to lose control of their vechicle. I witnessed a flipped over truck last year on this curve. An access point from the south side of the development would be a safer location. | |

I have driven this road for 50+ years. This is the most dangerous part of RRR. It is downhill, has a blind curve and is often icy. The tree on the downhill side can tell the story. It has been hit several times. The curved road by the pond, since it a bridge, is often slippery or icy as well. Many cars have slid off the road and some in the pond itself. | |

I am writing to formally object to the proposed driveway location intersecting Red Rocks Ranch. The proposed entrance would be placed on a downhill grade and along a curve where drivers must already maintain heightened attention, particularly during inclement weather. Introducing a driveway at this location raises clear safety concerns for both through traffic and vehicles entering or exiting. For these reasons, I strongly urge that this location be reconsidered and that safer alternative access points be evaluated that do not introduce additional risk to motorists. Thank you. |

WORST possible location for a street or driveway. The area is at the bottom of a hill on a blind corner. Hitting the brakes to avoid someone pulling out will be seriously dangerous in inclement weather and at night. The logical access should be through an already existing street, like Rockbrook or El Rancho Way. Further, maintaining the road in adverse weather will add additional runoff of sand and salt above Monument Creek which should be a consideration. | |

I am writing to express concern regarding the proposed additional entrance/exit onto Red Rock Ranch Drive. The identified location presents significant safety issues. Sight distance for northbound traffic appears limited, reducing drivers’ ability to react safely to vehicles entering or exiting the roadway. This segment of Red Rock Ranch Drive also includes a downhill grade combined with a series of curves. These conditions increase approach speeds and reduce stopping distance. During winter months, this portion of the roadway tends to remain icy longer than surrounding areas due to grade and shading. The combination of limited visibility, downhill travel, curvature, and prolonged icy conditions substantially increases the risk of traffic accidents. For these reasons, I respectfully request a thorough traffic and safety evaluation prior to approval. |

I am opposed to the current location proposed for the driveway entering Red Rocks Ranch due to safety concerns. This hill is already dangerous in normal conditions and requires speeds of 5-10 mph during snowy conditions. This is without adding traffic entering Red Rocks drive at this location. What is the developer planning to reduce the safety risk of the egress onto Red Rocks drive? Is there additional maintenance being planned and paid for during harsh conditions to ensure safety in the middle of the blind curve? Or is the county taking on the additional maintenance/risk associated with this road/driveway addition? Or are the new homeowners expected to maintain this risk/maintenance? If the later, will this requirement be written into their property deeds? | |

I am opposed, as the designated entrance off of Red Rock Ranch is extremely dangerous. The road is a downhill slope, with a significant curve which remains shaded and icy well past other streets melting. It is already hazardous with the current number of cars traveling on it. Additional vehicles will make it much more dangerous. We have had 3 neighbors experience roll overs near the proposed “driveway”. Adding vehicle numbers and a requirement for slowing down and stopping coming off a steep icy road seems like a dangerous plan, which will result in accidents. | |

I live in Red Rock Ranch. I have concerns about the "driveway" entrance onto Red Rock Ranch Road. The previous developer was not able to obtain permission to put in a road at this location. Therefore the term "driveway" is actually a work around, but is actually the same thing. This is a dangerous location to add a road or "driveway". The location is on a blind corner, downhill. In the winter, despite excellent road maintenance efforts, it is always icy. As residents, we know to approach this location with great caution. I object to a developer obtaining permission to place a "driveway" at this location. I ask that a study of this spot be conducted during winter driving conditions before the committee make any decision. Thank you. |

1. It is my understanding that subject parcels (7109000024 & 7109014003) are now referred to as Crossing at Monument Creek and that the developers are requesting to be annexed to Palmer Lake. Does that have any impact on this hearing request? 2. Will you be presenting or showing or outlining the area within these two parcels that is the subject of this hearing and Public Notice we received? 3. Will you be presenting or showing or outlining the points of ingress and egress to these lots? If from El Rancho Way, will El Rancho Way be improved? 4. How will this 5-lot portion of these parcels impact the number of lots that will be allowed in the remaining portion of the parcels given they are zone RR-2.5 & RR-0.5? |

I am an owner of property within Red Rock Ranch. I am concerned there is a planned driveway on a blind curve that becomes icy in the winters on a down slope road, significant enough to cause loss of control for vehicles. ( this happens yearly) The ice tends to be black ice in that area and does not melt until a few days later because of the position of the sun and trees. I am surprised these are not factors considered on an intersection with a main road (which is also a main evacuation route) into 7 or more sub-divisions when considering approval. This is short sighted and a situation that could cause accidents. |
