Site plan meets the graphic standards requested by the County. All required information on physical layout is present.

Some administrative items aren't fully included on the site plan. Please include information like parcel number, tax schedule number, and parcel size on the site plan or in a separate table. Letter of Intent would also be an appropriate area to include this.

Since the change of height is 10% the project is at the cutoff for substantial change. Since this project is proposing a new lease area outside of what was approved in VA155, road impact fees will be applicable.

The County also requests a letter of intent. Specifically, the LOI should address traffic generation at the site.

All asked for amendments are included in the attached review.

Please include a Letter of Intent and provide the following information.

Letter of Intent
Please submit LOI with proper format and information to include a brief discussion regarding anticipated increase in traffic generation to the tower site on a weekly and or monthly basis from the new proposed lease area. Detail in LOI the extension of the lease area, number of equipment cabinets being added, and work being done. Please confirm the proposed work will not adversely impact adjacent properties, existing stormwater runoff patterns, or roadway users due to the proposed extension of the tower. Recommend use of LOI submission checklist to ensure required information is included on the LOI.
Site Plan
Site plan drawing should include and show the project area with complete detail of existing equipment areas, tower and fence boundaries or expansions to the site if any. The submitted site plan does not show the proposed tower extension.

Ensure PCD File # COM2247 is added to all documents to include LOI and site plan drawings.

Per Resolution 19-471, Road Impact Fees are applicable. Fees will be assessed on the square footage for the new proposed cabinets using the Mini Warehouse land use category.
