PCD-Engineering, in coordination with the County Engineer, has the following comments: General: 1. EPC staff requests that Beacon Lite Road adjacent to the site, from the Town limits to Wakonda Way (approximately 4,650 linear feet), be annexed into the Town for ownership and maintenance. 2. Reference EPC PCD comments and denied deviation request from February 2017: https://epcdevplanreview.com/Public/ProjectDetails/100609 https://epcdevplanreview.com/Public/ProjectDetails/104204 Traffic/Transportation: 1. County access permitting will address any right-of-way and construction requirements for Beacon Lite Road. The proposed second access shown on the Concept Plan does not meet County criteria. 2. A traffic impact study and construction drawings will need to be reviewed and approved by EPC for improvements to Beacon Lite Road if it remains under County jurisdiction. 3. Note: Work-in-the-right-of-way permits are required for construction in the County right-of-way. Drainage: 1. Submit a drainage report when available to address runoff and water quality requirements for the proposed development.
