The annexation plat and legal description shows 24 acres proposed to be annexed. Parcel no. 2202300035 appears to be 25.66 acres as shown on the El Paso County Property Assessor’s page (https://property.spatialest.com/co/elpaso/#/property/2202300035). PCD-Engineering has the following comments: 1. The County requests that the Town annex and take ownership and maintenance of the segments of Hahn Road, adjacent to and north of the subject parcel, that will be impacted by development of the subject parcel. The annexation legal description leaves a portion of the parcel (Hahn Road prescriptive right-of-way) under the jurisdiction of EPC. 2. Access permitting and review of construction documents for improvements to Hahn Road will be required with development of the site which generates traffic on Hahn Road, if it is not annexed by the Town. 3. Note: If site development requires access permitting by CDOT with EPC as owner of the Hahn Road access to U.S. Highway 24, any CDOT requirements and conditions will be the responsibility of the developer. -- Jeff Rice - 719-520-7877 |
