The Fountain Mutual Irrigation Co. (FMIC) canal existed along the west right-of-way of Marksheffel Road near this Lot 17, Filing No.3 of Cottonwood Meadows and crossed beneath the roadway to the east heading toward Jimmy Camp Creek. However, when the Lorson Ranch development project began its' development project in approximately 2006, they relocated the FMIC pipe crossing of Marksheffel Road farther to the south and abandoned this existing pipe crossing to accommodate their development project.

The existing FMIC canal lies approximately between lots 42 and 43 of Cottonwood Meadows Filing No. 2 and crosses east under Marksheffel Road into the Lorson Ranch development project in an existing 48" diameter pipe. Due to this existing location of the canal beneath Marksheffel Road, FMIC takes no exception to the proposed garage addition for Lot 17 within Cottonwood Meadows Filing No. 3 located at 9580 Bur Oak Lane.

PCD Engineering has no comments relating to drainage or transportation. Parcel has an existing driveway access permit on file, AP05032. Applicant's proposed garage per site plan drawing is outside of the shared 20-foot County right-of-way and utility easement. However, please note encroachment into County right-of-way will not be allowed so condition of approval should be placed restricting applicant to build outside of County right-of-way easement.
