Black Forest Fire Rescue, at this time the only comment is related to adequate fire dept. access to the property in question. It must meet current LDC as no firefighting water cistern will be required with less than 5 homes.

The Black Forest Land Use Committee has reviewed this proposal and would like to make an alternative suggestion.

Since the 1.78 acre (Tract A) lot is so small, we suggest leaving this undeveloped and natural. As a compensation, permit the applicant to subdivide the 14. 69 acre lot into three parcels. With the buildings spread out as much as they are, the applicant could have a 6-7 acre lot for himself and divide the rest into approximately 3-4-acre lots. Even though the Land Use Committee advocates for 5-acre lot densities, the result would be three lots on about 14.69 acres with a density of nearly 5 acres per lot. It would also permit building homes further from Black Forest Road and not on such a very small parcel.

Squeezing a home on that oddly-shaped triangular lot is awkward and not desirable for someone wanting to build a home. There is much less useable property than if the acreage were square.
