Request by Gerhard Swart, with representation by William Gunman & Associates, Ltd – Bill Gunman, for approval of the Pikes Vista PUD Development Plan which proposes development of 45 single-family residential units. The site is currently in El Paso County zoned RR-5 with CAD-O (Residential Rural with Commercial Airport District) with concurrent proposal for a zone establishment in the City of PUD/AO (Planned Unit Development with Airport Overlay), located at 6685 Templeton Gap Road.

No transportation comments. The adjacent roads (Tutt Blvd & Vickie Ln) are owned/maintained by the City.

Drainage comments:
1. The County request a copy of the full Drainage Report for review. Staff only received the Existing and Drainage Map.

2. Update the proposed drainage map to include a sub-basin(s) for flows draining offsite to the south. Example: The contours at the southwest corner shows a 6857 and 6856 contour indicating drainage flows offsite. Flows draining to the south into the property within unincorporated El Paso County must be shown to be less than or equal to existing condition.

3. Relocate the pond emergency overflow to discharge south onto Vickie Ln roadside ditch.
