PCD Project Manager Revise RESIDENCE - Disapproved new custom SFD (1,200 SQ FT) with attached garage/shop (2,600 SQ FT, for personal use only), covered front porch (400 SQ FT). 1) BESQCP permit application required for proposed construction build; 2) Driveway access permit required, EPC records indicate none on file; 3) Retaining walls must be depicted on site plan with dimensional measurements and dimensional setback measurements; 4) Denote on site plan whether structures 2 and 5 on assessor's GIS aerial are still existing, or have been removed from property (see image below); 5) Zoning for this parcel allows for only one single family dwelling. Existing garage was converted into habitable living space in January 1997. This structure now reverts to primary residence on property. If applicant intends to keep garage with habitable space, please upload a floor plan of garage habitable space and a signed, notarized, recorded copy of an Accessory Living Quarters affidavit completed by all members on title for the property for temporary occupancy, or apply for a Special Use Permit with the Planner-of-the-Day (call 719-520-6300) for permanent occupancy.
