Revel II A and B - PUD Development Plan Revel at Wolf Ranch Filing 6 Final Plat Request by Nor’Wood Development Group, with representation by Nass Design Associates, for approval of a PUD development plan. If approved the proposed application would allow for 91 single-family detached residential units and ancillary site improvements. The size is zoned PUD (Planned Unit Development), is 36 acres in size, and is located northeast of the intersection of Wolf Valley Road and Gallery Place.

PCD-Engineering has the following comments:

Traffic/Transportation:
1. See previous comments issued on Wolf Ranch East and Wolf Ranch North regarding the Wolf Ranch development’s traffic impacts and necessary improvements to Black Forest Road, currently a County road. A traffic impact study and construction drawings identifying the improvements necessary to connect Forestgate Drive to Black Forest Road are required.
2. Unless an agreement between the City and County is in place prior to construction, work-in-the-right-of-way permits are required for any construction in the County right-of-way of Black Forest Road.

Drainage:
1. Besides improvements to Black Forest Road, this project does not appear to significantly impact County drainage infrastructure.
