Review 1. - Drainage: Page 3 of the drainage report noted "Future development of Basin A1 is anticipated to include private storm sewer laterals extending easterly to collect surface drainage from the developed sites." The current site plan does not appear to be in conformance with the Wolf Business Park Filing 2 drainage report. Staff recommends the applicant submits a site specific drainage letter confirming if the current design is in conformance with the Filing 2 FDR. - Transportation: 1. The Traffic study anticipates a northbound right-turn (NBRT) deceleration lane on Beacon Lite Road at Wolf Court drive (pg. 17) at buildout. Potential issue in the future is that the Lot that triggers the NBRT warrant may need to acquire additional ROW from Lots 5 & 7, and fund/construct the turn lane. Staff recommends Wolf Business Park and Town of Monument consider having each lot provide a fair share escrow for this improvement, potentially submitting an updated TIS which includes a cost estimate for the needed improvement, identifying the additional ROW required, and identify the fair share contribution for each lot in an updated traffic study or memo. 2. Provide a traffic memo to verify if the NBRT is warranted with this application. The memo to update Table 13 to reflect approved site plan/land uses that are approved/constructed. Note: Future site plan applications should submit a traffic memo to verify if the NBRT offsite improvement is warranted with their proposed site development plan application.
