In order to initiate recording, you will need to complete the following checklist:
1. Schedule meeting with PCD to review the below items and ready the plat for recording.
2. Submit mylar with all signatures complete other than PCD Director. Include PPRBD stamp from enumerations. Contact PPRBD for the process during COVID, as it has changed. They will be able to provide a remote stamp.
3. Provide a new title commitment prepared within 30 days of submission. Previous title commitment is considered expired at this stage.
4. Provide ad valorem zero tax certificate indicating zero balance due on lots.
5. Pay recording fees.

CGS agrees with Entech (Plot Plan Review, 12710 Sylvan Meadows Drive, Lot 27, Sylvan Meadows Filing No. 2, Colorado Springs, Colorado, November 26, 2018) that the proposed house location is acceptable for site conditions, and it is reasonable to modify the previously platted no-build areas to accommodate the revised seasonally high groundwater area. CGS therefore has no objection to approval of VR205. The recommendations in Entech's Plot Plan Review and Subsurface Soil Investigation, 12710 Sylvan Meadows Drive, Lot 27, Sylvan Meadows Filing No. 2, Colorado Springs, Colorado (November 26, 2018) are valid. 6/30/2020 10:28:54 AM

Regarding a request for approval of a vacation and replat for Lot 27 of Sylvan Meadows Fil. No. 2, Enumerations has the following comments:

1. The address of 12710 Sylvan Meadows Dr. will not change with this replat. However, this address does need to appear on the lot in the as re-platted section in the appropriate location.
2. Enumerations will review the mylar prior to recorded as per usual. There will be no Enumerations fee due at the time of review since the address is existing.

Floodplain has the following comments:

1. The FEMA FIRM panel referenced in the floodplain statement is incorrect. It should be 08041C0340G
2. Compliance with Regional Building Code section RBC 313.18.5 is required with the replat. Contact Floodplain Administrator Keith Curtis (keith@pprbd.org, 719-327-2898) regarding questions or concerns with compliance.
