1. Existing address on site for Cell sites are 123 Alaska Native Broadband, 225 Sprint carrier, & 303 AT & T. 1025 North Gate Road is shown from a 1997 permit as U. S. West for a roof mounted antenna, which the address then somewhere along the line changed to 125 North Gate Blvd for a cell tower and cabinet. What building is the antenna roof mounted too? What is the use and name of this structure?

2. In 2017 a permit for a wrecking was completed for Building A, B, & C labeled as the Haunted Mines Haunted House under 225 North Gate Blvd. Are these buildings still being shown on the Campus Layout sheet as Reynolds Ranch House, Bunk House(2) & Hay Barn?

3. On the Campus Layout sheet please label the address to each and every building on site. Also, label the structures that will be used for commercial use. What are the residential structures used for that are listed on the El Paso County Assessors website? If any of the residential structures are being used as commercial use, they will need to be converted to commercial use. Contact RBD staff in Building Construction Plan Review for guidance if information is not found on our website. Please provide the above information to RBD Enumerations Amy Vanderbeek amy@pprbd.org . This will certainly help with any future project and to clarify any existing confusion in the area.

4. In 2015 an address was issued for the free standing non-illuminated sign. Sign shown in lighting plan was not permitted with RBD.

Engineering Development Review has the following comment:
Currently, this section of North Gate Blvd adjacent to this development is located within El Paso County and public street improvements will be determined by El Paso County. If this lot is annexed into the City of Colorado Springs then all public right-of-way street improvements shall follow City of Colorado Springs standards.

the work shown in the Zone A floodplain will need an engineer certified report supported with HEC-ras analysis that indicates the work will not cause more than the allowable 1/2 foot rise of the Base flood elevation. 1/20/2022 8:39:18 AM
