Site Plan Exhibit:
Add PCD File Number to the site plan exhibit: AL-19-003

Per Land Development Code Section 5.2.37(B)(2), outside storage shall be enclosed and concealed by a solid fence or wall at least 6' in height. Chain Link with Screening fabric does not satisfy this requirement. Please provide a detail of the proposed fencing or be descriptive of the labeling on the special use site plan exhibit.

LDC Section 6.2.2(B)(3) does not permit opaque fences that exceed 3 feet in height within the require roadway landscaping area.

Per LDC Section 5.2.37(B)(3-4), outside storage of materials excluding operable vehicles, trailers or other equipment designed to be lifted or towed as s single component. Please figure out how to store those signs that exceed the height of the fence within a structure or to store them laying flat so they do not exceed the height of the fence.

On the Site Plan exhibit, please label the edges of the 40' common access and utility easement (40' is split between Lots 1 and 2 and Lot 5) and the utility easement (appears to be an extra 10' outward of the 40' common access and utility easement on each side) for Burnham Street and the ingress/egress easement for Lot 11 as shown on Plat 8700.

In the legend, the "setback line" appears to actually indicate the property lines for each parcel. If that is the case, revise the terminology in the legend.

Label the sight distance triangles on the site plan exhibit. Note that fences exceeding 30" in height shall not be located within a sight distance triangle. Fences exceeding 30" in height shall also not be located within required roadway landscape areas.

Please provide roadway landscaping areas as specified in LDC Section 6.2.2. Locations should be shown on the site plan exhibit for the special use and labeled as roadway landscape areas. To the north and west, these should be measured from the property lines inward along Hartford Drive and Welton Drive, to the east the roadway landscape area should be measured from the edge of the 10' Burnham Drive utility easement which is outside of the 20' Burnham Drive access and utility Easement. Alternatively, if you can provide documentation of permission from all the utilities that occupy the easement along Burnham Drive, the roadway landscape can overlap with the 10' utility easement. At time of site plan, you will submit a landscape plan that shows the proposed landscape that goes in these areas but, at time of special use, we just need to see the area set aside for them.

Internal Landscape Areas: Per LDC Section 6.2.2(E)(2), 5% of the lot area shall be landscaped. Show the location of these landscape area(s) for next submittal. Further details about specific landscape items to be installed in these areas will be addressed at time of site development plan.

Stratmoor Hills Water District has a water main that runs on the North and the east side of the existing chain link fence. We ask that there be no trees planted over the water main that is on the east and the north side of the lot. Everything else looks good to us.
