Attached is a proposed resolution for this item. Exhibit A to the resolution will be the access easement. Exhibit B will be the legal descriptions of the vacated ROW. Exhibit C will be one of the Bargain and Sale Deeds.

Note that while the legal description of the access easement has been provided, there is no instrument conveying or granting the easement. Please provide such an instrument for review.

Enumerations/Floodplain has the flowing comments:

1. El Paso County Assessors map sheet has LOGGER ROAD next to lot 13, then has LOGGER DRIVE next to lot 18. Are both ROAD & DRIVE getting vacated?
2. Once this roads are vacated the access to these lots will be a ways off of Rampart Range Road. There should be permanent signage place at the access listing the addressing to each lot.
3. Lot 12 will need to go through an official address change, the plat will not be enough. A $50.00 fee will be assessed to do so. See our website; www.pprbd.org for the “REQUEST TO CHANGE AND/OR VERIFICATION OF ADDRESS”. These items will be required on the form.
4. Enumerations will be assigning addresses to the lots affected in this plat. Contact Enumerations for addressing to be placed on the mylar.
5. Standard Final Plat comments apply:

ENUMERATIONS/FLOODPLAIN WILL REVIEW THE MYLAR PRIOR TO PLAT FOR ADDRESS PLACEMENT, ROAD NAMING, TITLE BLOCK, & FLOODPLAIN STATEMENT.

$10.00 PER LOT & TRACT FEE WILL BE DUE AT THE TIME OF THE REVIEW OF THE MYLAR. IF AN ADDRESS IS NOT NEEDED ON A TRACT THEN NO FEE APPLIES. CHECK SHOULD BE MADE OUT TO PIKES PEAK REGIONAL BUILDING DEPARTMENT. PAID DIRECTLY TO ENUMERATIONS DEPARTMENT.

A COPY OF THE FINAL RECORDED PLAT IS REQUIRED PRIOR TO PLAN SUBMITTAL FOR RESIDENTAL. A COPY OF THE FINAL RECORDED PLAT IS REQUIRED PRIOR TO APPROVAL IN ENUMERATIONS DEPARTMENT ON ANY COMMERCIAL PLANS SUBMITTAL.

Colorado State Forest Service

The Colorado State Forest Service recommends that all forested acres be mitigated to reduce the risk of wildfire and that defensible space be created for each dwelling using the standards in “Protecting Your Home From Wildfire: Creating Wildfire-Defensible Zones“ FIRE 2012-1 located on the Colorado State Forest Service website.

In addition, I recommend that all wildfire mitigation be completed before or during dwelling construction.
