CDOT is working with EPC and the developer as to the development of the parcels. A CDOT Access Permit will be required once further review has been done. CDOT does not have set back requirements as part of the State Highway Access Code. The Black Forest Land Use Committee acknowledges that the Black Forest Preservation Plan permits commercial activities at this location and feels that a school would also be an acceptable use under these circumstances. However, the addition of a YMCA and future commercial would triple the impact at this location and not conform to the Preservation Plan. This location approval should be for a school only and not include any of the other uses which require special applications and considerations. |

Informational- The approval of location will not include the YMCA component. This will require a separate application and approval. This review will not include any portion of the YMCA. Informational- If the water/wastewater is to be expanded you may require a 1041 permit. Please coordinate with our department to verify if a 1041 permit is or is not required. 1. Please select the approval of location as the application type on the application. 2. The site plan makes it appear as though separate tracts are being created and ROW dedicated. Please remove as this would require a subdivision action. 3. The scale on page 1 of the site plan seems to be off. 4. Please remove the YMCA from the site plan. If it remains, show it as "future YMCA " with a note where you acknowledge that a future action is required to initiate the use. Additional comments and redlines may be uploaded upon completion of the PCD engineering review. |
